Service Technician

Position Title: Service Tech

Reports To:  Community Director

FLSA Status: Non-Exempt

 

Position Summary:

Supports the Resident Service Director in ensuring that the physical aspects of the property meet the Company’s established standards and any applicable laws.  Diagnoses problems and makes repairs in areas such as HVAC (if certified), electrical, plumbing, pool, carpentry, dry walling, exterior structural and appliance.  

 

Essential Duties and Responsibilities: 

  1. Repairs and maintains physical structures of apartment houses using handtools and power tools 
  2. Replaces defective electrical switches and other fixtures  
  3. Paints structures, repairs sheetrock and woodwork with carpenter’s tools  
  4. Repairs plumbing fixtures  
  5. Repairs boilers and appliances
  6. Repairs plaster  
  7. Repairs floors and tile
  8. Builds sheds and other outbuildings 
  9. May perform HVAC functions with proper certification
  10. Responds promptly to all on-call pages/requests 
  11. Completes work orders according to Company guidelines and safety standards 
  12. Completes all required logs, paperwork or checklists related to inventory tracking or hazardous chemicals 
  13. Maintains tools and equipment in the maintenance shop in an orderly manner and according to Company policy 
  14. Reports any maintenance issues and/or concerns to supervisor in a timely manner 
  15. Must be able to work flexible schedule which may include working special events and/or weekends
  16. Performs other duties as assigned 

 

Knowledge, Skills and Abilities:

  1. High school diploma or equivalent
  2. Minimum 2 years experience in field or related area
  3. HVAC certification and experience as it applies to any HVAC responsibilities
  4. Knowledge of standard concepts, practices and procedures within a particular field
  5. Requires a certain degree of creativity and latitude

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions.  The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate.
