Position Title: Resident Service Director
Reports To: Community Director
FLSA Status: Non-Exempt
Position Summary:
Employee’s time is involved in the direct management of the on-site maintenance staff at the property. Employee is responsible for ensuring the physical aspects of the property meet the Company’s established standards and any applicable laws. This is done for safety, appearance and operational efficiency reasons and must fall within the budgeted financial goals. Employee leads the on-site maintenance staff in diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dray walling, exterior structural, and appliance.
Essential Duties and Responsibilities:
- Directs and coordinates activities of workers engaged in mechanical and electrical repair and maintenance
- Confers with Community Director and Director of Resident Services to plan preventive maintenance programs and to schedule inspections and major overhauls in coordination with other operating activities
- Conducts monthly safety meetings
- Reviews technical papers, catalogs, and other reference materials, and confers with equipment sales representatives to select and recommend new supplies and maintenance methods to improve property performance
- Confers with contractors to resolve problems in installation of new equipment and to assist in on-site projects
- Reviews inspection and repair reports and observes progress of work on major overhauls to evaluate efficiency and work quality
- Provides accurate information to incorporate into property budget; monitors budget to ensure maintenance expenses do not exceed goals
- Ensures maintenance staff completes all work orders in a timely fashion and according to specifications. Follows up on work orders as required.
- Maintains a clean, orderly maintenance area and/or shop
- Ensures all equipment is properly inventoried and accounted for on a regular basis
- Ensures apartments meet make-ready standards
- Ensures required maintenance reports are completed on a timely basis
- Delivers Masters level customer service
- Keeps Community Director apprised of any maintenance issues or resident concerns
- May be required to research and request bids
- May perform HVAC functions
- Must be able to work flexible schedule that may include working special events and/or weekends.
- Performs other duties as assigned
Knowledge, Skills and Abilities:
- High school diploma or equivalent
- May be required to meet certain certifications in the field
- Minimum 3 years experience in the field or related area
- Should have direct knowledge of HVAC (if required), boilers, plumbing, electrical, appliance repair, painting/sheetrock, floor covering/tile, pool cleaning and repairs. HVAC certification and experience as it applies to any HVAC responsibilities
- May be required to be on call as necessary
- Knowledge with a variety of the field’s concepts, practices and procedures
- Requires a certain degree of creativity and latitude

Work Environment:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate.
