Position Title: Project Manager
Reports To: Sr. Project Manager
FLSA Status: Exempt
The Project Manager is responsible for the planning and execution of renovation projects for existing multifamily properties. With the support of Assistant Project Managers, the Project Manager will be responsible for producing on-time, on-budget projects while accurately tracking and reporting progress to ownership.
Position Responsibilities
- Work with Ownership to develop the general budget and scope of each project to fit the objectives and constraints for each project.
- Conduct site visits to inspect all building systems and develop a scope of work for deferred maintenance issues and planned value add items.
- Work with architects and designers to produce a plan for common area amenities.
- Source and obtain vendors and bids for each phase of the project.
- Review bids for accuracy, completeness, and competitive pricing and recommend the appropriate course of action to Ownership.
- Prepare contracts and obtain vendor and Ownership signatures.
- Review change orders for necessity and pricing.
- Conduct pre-construction meetings with Property Management and vendors.
- Track all current and future costs and produce weekly reports on progress, scheduled tasks, committed costs, and budget projections.
- Inspect completed work and assign punch lists to vendors.
- Maintain and organize all project files.
- Perform a final walk with Operations and obtain acceptance certificates for each unit
- Walk exterior projects and provide daily updates to the Project Manager
- Any additional tasks assigned by the Sr. Project Manager.
Position Qualifications
- Extensive understanding of all phases of construction means and methods.
- Extensive experience and capability using MS Office and scheduling software.
- Minimum of 5 years’ experience working for a general contractor required.
- Multifamily renovations experience required.
Education
- High School Diploma or GED required
