Position Title: Make-Ready Specialist
Reports To: Community Director
FLSA Status: Non-Exempt
Position Summary:
Handles service requests for repairs and improvements. Assists with preparing or prepares vacant apartments for market ready condition. Performs a variety of non-technical functions to ensure the upkeep of the property.
Essential Duties and Responsibilities:
- Assists with preparing or prepares vacant apartments for market ready conditions according to Lurin standards
- Performs various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, touch up painting, pool maintenance, lock repairs, etc.
- Aids the maintenance staff as needed
- May maintain and clean grounds to ensure property presentation meets Lurin standards
- Escalates maintenance issues and/or concerns to supervisor
- Responds promptly to resident requests and refers to supervisor
- Follows Company procedures regarding the use of tools and equipment
- Completes all required logs, paperwork and checklists regarding inventory and/or hazardous chemicals
- Adheres to all safety regulations and maintains a safe work environment
- May be required to answer on-call pages
- Must be able to work flexible schedule which may include working special events and/or weekends
- Performs other duties as assigned
Knowledge, Skills and Abilities:
- High school diploma or equivalent
- Minimum 1-2 years experience in field or related area
- Proficiency in concepts, practices and procedures of related field preferred

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals.
The noise level in the work environment is usually moderate.
