Position Title: Community Director
Reports To: Regional Director
FLSA Status: Exempt

 

Position Summary: 

Responsible for all operational and financial aspects of a property with to ensure Company goals are met. Results are achieved by facilitating the optimum performance of property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. 

 

Essential Duties and Responsibilities:

  1. Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees in compliance with MASTERS Commitment 
  2. Responsible for maximizing the operating performance of the property  
  3. Ensures timely collection of rents while remaining aware of and exercising legal collection efforts 
  4. Enforces evictions for non-payment of rent  
  5. Eliminates lost revenue due to vacancies by effecting fast turnover in accordance with Make-Ready policy  
  6. Exercises sound judgment regarding property expenditures 
  7. Ensures market-ready condition of vacant units in accordance with Make – Ready policy 
  8. Ensures vendors perform their work in keeping with Company standards  
  9. Ensures up-to-date resident and unit maintenance records in accordance with Lurin maintenance policy 
  10. Responsible for advertising and marketing activities. Promotes curb appeal  
  11. Responsible for the oversight of the physical condition of the property; Supervises daily maintenance and preventative maintenance. Conducts daily and weekly inspections of entire property for cleanliness, maintenance and safety to ensure all three meet Company standards. Oversees maintenance and leasing functions to ensure Company standards are met  
  12. Manages resident relations; ensures resident issues are responded to quickly and appropriately. Informs residents of rental payment procedures and other policies of the property, as outlined in the community rules. Mediates resident complaints  
  13. May represent the Company in legal matters related to the Property
  14. Processes property expenditures and may post payments, receipts, etc.; monitors expenses. Prepares or reviews all invoices for accuracy prior to submission. Monitors budget and reports on variances from the approved operating budget. Assists in preparation of monthly financial accounting, reporting, and explanation of variances. Reviews and edits employee time. Reports payroll information in a timely manner. Prepares and makes daily bank deposits  
  15. Manages 2 or more employees.  Is responsible for the overall direction, coordination and evaluation of multiple work teams. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.  Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems 
  16. Reviews and prepares operating reports by assigned deadlines
  17. Adheres to all safety regulations and maintains a safe work environment
  18. Performs other duties as assigned  

 

Knowledge, Skills and Abilities:

  1. Must have previous experience on at least 100 units or greater
  2. Two years related management experience
  3. Two years leasing/sales skills
  4. High school diploma or equivalent
  5. Computer skills to include Microsoft Windows, One Site (or similar multi-family software) 
  6. Rent Roll skills are required
  7. Ability to read and comprehend simple instructions, short correspondence, and memos
  8. Ability to write basic correspondence
  9. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
  10. Basic bookkeeping skills to include the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
  11. Ability to apply common sense understanding to carry out detailed but involved written or oral instructions. 
  12. Ability to deal with problems involving a few concrete variables in standardized situations
  13. Good verbal and written communication skills
  14. May require travel

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions.  The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate.
