Position Title: Assistant Project Manager
Reports To: Project Manager
FLSA Status: Exempt
The Assistant Project Manager is responsible for assisting Project Managers in coordinating the activities of a project to ensure cost, schedule, and quality standards are met. The primary focus is on interior unit renovations with limited oversight of exterior renovations.
Position Responsibilities
- Work with the Project Manager from the start of each project to ensure understanding of the project scope and expectations
- Inspect units and create a scope of work for needed repairs
- Diagnose electrical, plumbing and other issues to create a plan of action for repairs
- Review change orders and provide input to Project Manager to enable approval of additional work
- Ensure the project schedule is being followed by all vendors
- Receive, inventory, and distribute materials needed to complete the project
- Maintain consumable material inventory to ensure a steady stock of consumables
- Walk units in progress daily to ensure vendors are scheduled appropriately, the jobsite is clean and safe, and update task schedules
- Review 3rd party vendors’ work and reschedule vendors to make needed corrections
- Walk units to create a punch list for each vendor and ensure all punch lists are completed correctly
- Perform a final walk with Operations and obtain acceptance certificates for each unit
- Walk exterior projects and provide daily updates to the Project Manager
- Any additional tasks assigned by the Project Manager
Position Qualifications
- Basic understanding of all phases of construction means and methods
- Basic computer skills
- Demonstrates strong work ethics with the ability to adapt to change
- Follows oral and written instructions
- Must have a valid driver’s license
- Must operate personal vehicle on the property and maintain current auto liability insurance
Education
- High School Diploma or GED required
- 1-2 years maintenance or construction experience required
