Position Title: Assistant Community Director
Reports To: Community Director
FLSA Status: Non-Exempt
Position Summary:
Responsible for assisting the Community Director in managing all operational and financial aspects of a property to ensure Company goals are met. Results are achieved by facilitating the optimum performance of property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Essential Duties and Responsibilities:
- Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees in compliance with MASTERS Commitment
- Assists in maximizing the operating performance of the property
- Works with the Community Director in ensuring timely collection of rents while remaining aware of and exercising legal collection efforts
- Shows and leases apartments to prospective residents. Monitors leasing goals to ensure standards are met.
- Helps to eliminate lost revenue due to vacancies by effecting fast turnover in accordance with make-ready policy
- Processes property expenditures and posts payments, receipts, etc.; monitors expenses
- Assists in maintaining market-ready condition of vacant units in accordance with make-ready policy
- Ensures vendors perform their work in keeping with Company’s standards
- Inputs information and maintains up-to-date resident and unit maintenance records in accordance with Lurin maintenance policy
- Assists in maintaining the physical condition of the property. Works with Community Director to complete inspections of property for cleanliness, market-ready status and potential safety hazards.
- Provides assistance in resident relations; ensures resident issues are responded to quickly and appropriately. Informs residents of rental payment procedures and other policies of the property, as outlined in the community rules. Refers resident complaints to Community Director as necessary
- May prepare invoices for accuracy prior to submission to Community Director. Assists in preparation of monthly financial accounting, reporting, and explanation of variances
- May act in place of Director in his/her absence
- Schedules and supervises staff to maintain Company standards
- Reviews and prepares operating reports by assigned deadlines
- Adheres to and enforces all safety standards
- Must be able to work flexible schedule that may include working special events and/or weekends.
- Performs other duties as assigned
Knowledge, Skills and Abilities:
- At least one- year related experience on at least 100 units or greater, may not necessarily be a supervisory role
- 1-2 years direct leasing/sales, marketing and/or bookkeeping experience
- High school diploma or equivalent
- Ability to read and comprehend simple instructions, short correspondence, and memos
- Good verbal and written communication skills
- Computer skills to include Microsoft Office, One Site or Yardi software
- Rent Roll skills required
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
- Basic bookkeeping skills to include the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
- Ability to apply common sense understanding to carry out detailed but involved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate.
